Terms & Conditions

1. Who We Are
These terms apply to bookings and stays managed by Divine Homes Property Group LTD ("Divine Homes", "we", "our").
2. Booking Agreement
A booking is confirmed only when we issue written confirmation and receive the required payment as communicated during checkout or booking follow-up.
3. Payments, Deposits and Charges
You agree to pay all booking charges, including nightly rate, fees, and any applicable taxes. Where a security deposit is required, we will state this before confirmation. Damage, excessive cleaning, smoking breaches or rule violations may result in additional charges.
4. Check-in, Check-out and Occupancy
Standard check-in is from 3:00 PM and check-out is by 10:00 AM unless agreed otherwise in writing. Maximum occupancy for each property is the guest limit shown on the listing/booking confirmation. Unauthorised additional guests are prohibited.
5. Cancellations and Refunds
Unless a stricter rate-specific policy applies, cancellations made at least 14 days before check-in are eligible for full refund. Cancellations inside 14 days may be non-refundable in whole or part. If we must cancel due to circumstances beyond your control, we will provide an appropriate refund for affected nights.
6. Guest Conduct and House Rules
Guests must comply with house rules provided in listing and confirmation messages, including no smoking indoors, no unauthorised parties/events, and considerate behaviour toward neighbours. Breach of rules may lead to immediate termination of stay without refund.
7. Property Condition, Maintenance and Access
Please report issues promptly so we can resolve them quickly. We may require access for urgent maintenance, safety, legal compliance, or emergency response, giving notice where reasonably possible.
8. Liability
To the extent permitted by law, we are not liable for indirect or consequential loss. Nothing in these terms excludes liability for death/personal injury caused by negligence, fraud, or any liability that cannot be lawfully excluded.
9. Third-Party Platforms
Where bookings are made via third-party platforms, their platform terms also apply. If there is conflict, platform payment/cancellation mechanics may be controlled by that platform.
10. Data Protection and Privacy
We process personal data in line with our Privacy Policy and applicable UK GDPR/GDPR requirements.
11. Force Majeure
We are not responsible for failures or delays caused by events outside our reasonable control, including natural disasters, severe utility outages, government restrictions, or similar disruption.
12. Termination
We may terminate a booking/stay immediately where there is serious breach of these terms, illegal activity, safety risk, or property damage risk.
13. Governing Law and Jurisdiction
These terms are governed by the laws of England and Wales. Courts of England and Wales have jurisdiction, except where mandatory consumer protection law provides otherwise.
